Joint Ventures

The Fund invested £1.135m in a joint venture with the owners of Chelsea Harbour on a 0.72 acre plot adjoining the main site. The Joint Venture is looking to achieve residential planning approval for a 14+ storey apartment block on the site. A planning application is due to be submitted in late 2011.

The fund invested £975,000 in August 2011 into a residential scheme in Wiseton Road. The Proposal is to improve current planning consent to 6 town houses with underground parking. GDV of the scheme is £12m based on exit values of £850 p.s.f. Development partner Chester Row Properties. Fund returns 20% pa are forecast.
